What’s the zoning picture in Calgary right now?

This is where a knowledgeable builder earns their keep, because the rules are in flux. In 2024, Calgary introduced blanket R-CG (“Residential – Grade-Oriented Infill”) zoning citywide, making it easier to build infill and rowhouse projects on lots that were previously single-family or duplex only. In April 2026, City Council voted to repeal that blanket rezoning, effective August 4, 2026, after which most established-area properties revert to their former districts, largely RC-1 (single detached) or RC-2 (semi-detached/duplex), with R-CG applying to individually redesignated or exempt lots. Applications submitted before the repeal are being processed under the earlier rules.
