Lot review

Send us the address. We'll come back with feasibility, ballpark pricing, and what the lot will realistically carry - before you commit.

Design & DP

We work with your architect or ours to put together a design the city will approve and the street will accept. Then we run the development permit ourselves.

Quote & contract

Itemized budget for the full build. Allowances broken out. Change-order language in plain English. You know exactly what you're signing.

BP & construction

Building permit, demolition if needed, foundation pour, framing through to finishing. Weekly progress photos through the BuildXact client portal.

Walkthroughs & handover

Pre-drywall, pre-paint, and final walkthroughs. Documentation, warranty registration, and a builder you can call when the questions come up later.

Will the neighbors push back?
Sometimes. Established communities have established neighbors. We handle the notification, attend hearings if they come up, and address concerns early so the project doesn't get derailed at DP.
How long does a typical infill take?
From DP submission to keys in hand, plan on 12-18 months for a typical inner-city infill. Faster if the design is locked early and the lot doesn't need a variance.
Which neighborhoods do you build in?
Most of our infills are in Bridgeland, Bowness, West Hillhurst, Lakeview, Wildwood, Killarney, Inglewood, and the surrounding NW/NE inner-city communities. We'll travel for the right project.
